What Type of Water Loss Is Covered by a Homeowners Policy?

Water damage is one of the most common — and often costly — issues homeowners face. When it comes to homeowners insurance, not all types of water loss are treated equally. Understanding which water-related incidents are covered under a standard homeowners policy can help you prepare for the unexpected and avoid unpleasant surprises when filing a claim.

Most standard homeowners insurance policies cover sudden and accidental water damage. This includes damage that happens unexpectedly and without negligence, such as:

  • A burst pipe due to freezing temperatures
  • An overflowing washing machine, dishwasher, or bathtub
  • A leaking roof caused by a storm (note: the roof itself may not be covered, but the water damage inside usually is)
  • Water damage from a malfunctioning appliance
  • Accidental discharge or overflow from plumbing, HVAC systems, or fire sprinklers

However, not all water damage is covered. Homeowners insurance does not usually cover:

  • Flood damage: This includes rising water from rivers, heavy rain, or storm surge. You will need separate flood insurance (backed by FEMA or private insurers) for this.
  • Sewer or drain backups: Water damage caused by a sewer or sump pump backing up is not covered unless you have added a sewer backup endorsement to your policy.
  • Gradual or long-term leaks: If your water heater has been slowly leaking over months and causes mold or rot, it is considered maintenance neglect and likely won’t be covered.
  • Poor maintenance or wear and tear: Water damage from things like a worn-out roof, rusted pipes, or ignored plumbing problems are often denied.
